Dear Buyer

54 Cross Street was our first home and where we started our family. We have loved living here and we wanted to share some of the highlights of the house and neighborhood. We have enjoyed especially being able to ride our bicycles directly to the Mohawk Hudson bike path. The street is very quiet with little traffic and offers an ideal place for walking or jogging through intertwined streets. The families living in this neighborhood are friendly and polite and we have made wonderful friendships.

The location is close to many capital region destinations. It is convenient to access all major grocery and retail centers in both Latham and Clifton Park and there are local convenience stores (Stewarts, CVS, and LaPages) when you need to make a quick trip. We also enjoy many local family businesses when ordering dinner takeout. Testos, Dom’s Pizza, Yuan Japanese Asian Restaurant, Tug Boat Tavern, and Subs-Ta-Toot are some of our delicious favorites. For recreation, there are two local parks, Berkley Park and Greenbriar Park that are easily walkable. The commute to Albany is very direct via 787, avoiding many of the traffic bottlenecks.

The house is very comfortable. The three bedrooms and two bathrooms was the perfect size for our growing family and allowed us to have the space for our parents to visit frequently from out-of-town. The heating and central air cooling are consistent throughout the house so that the temperature is always what you need it to be.  The quiet atmosphere of the location is relaxing, and the house has many windows allowing you to enjoy the natural sunlight and tree lined backyard. The lot is a double lot and the extra space provides opportunities to expand or enjoy more room for privacy.

Our favorite feature of the house is the openness of the space. We feel connected in the natural flow of the layout of the house with each room feeling spacious and cohesive. We love the character of the brick exterior and brick wall in the master bedroom. We appreciated the large bedroom closets and ensuite bathroom, especially while entertaining visitors. The hardwood floors throughout the entire house allows each room to have its own unique look. And there is no shortage of storage with the basement and attic options, linen closet, supply closet, and bathroom closet.

We loved this house and will cherish our memories here.  If you have any questions, please do not hesitate to ask.

Sincerely,

Andy and Suzanne Bolling
